- Application Fee ($20) + Background Check ($20 to TransUnion) includes:
- Full credit, criminal, background check, resident score.
- Guarantor must also pay the same fees.
- Applicant: UPLOAD documents directly to application or save draft to add later:
- Create an account to upload more docs later (see confirmation email).
- Copy of ID (driver's license, passport, etc).
- Tax Returns - W2 Forms - 1099 (1 year).
- Full pdf Bank Statements (Last 3-months)
- Pay Stubs (3-6 Recent Stubs) or proof of income.
- Letter Of Employment.
- Summary: show your monthly income is 3-4-times monthly rent.
- Guarantors are accepted - Upload required documents when completing application:
- Copy of ID (driver's license, passport, etc).
- Bank Statements (2-months - no screen shots).
- Income must be 5-6 times the monthly rent.
- Guarantor form signed & notarized (DO NOT complete this sample).
- Application ($20 NYC) + Background ($20 paid to TransUnion).
- Approval to Sign Lease and Move-in:
- Credit score of 720+ (but flexible) for tenant/guarantor.
- 1-Month Security Deposit + 1st Month's Rent.
- Bank portal set-up fee for electronic rent payment $100/tenant (1-time).
- Pet fee: $500-$700 (per pet based on size and # of pets).
- Certified bank check payable to: Om Properties & Homes LLC.
- Please Note:
- 1-month security deposit is required to take any apartment off the market.
- The security deposit will be deducted from your total move in costs.
- Approved/Lease Signed! Time to move in:
